Review information and provide a preliminary review of the applicant’s request.

B. Comments
On July 27, 2016 the applicant requested approval for a new second story addition and
front porch modifications. The Committee continued the item to August 24, 2016. The
applicant provided modified plans to the Committee at the August 24, 2016 meeting
that eliminated the second story addition and front porch modifications. The modified
plans proposed an interior remodel and 70-square foot addition at the rear of the
residence. The modified plans were approved by the Committee with a

BACKGROUND (Cont’d):
recommendation to restore the front porch to match the historic compatibility of the
district. The applicant is now requesting approval for a new second story addition with
dormers for light and natural ventilation, in addition to front porch modifications to
restore the porch to its original historic character. The applicant has chosen to pursue
feedback on the design ahead of submitting the required Planning application. Once an
application is made, the proposed project would return to the HPC for a formal
recommendation.
DISCUSSION:
A. Considerations
___ In evaluating applications, the deciding body shall consider the architectural style,
design, arrangement, texture, materials and color, and any other pertinent factors.
Applications shall not be granted unless:
1. In historic districts, the proposed work will neither adversely affect the exterior
architectural characteristics or other features of the property which is the subject of
the application, nor adversely affect its relationship, in terms of harmony and
appropriateness, with its surroundings, including neighboring structures, nor
adversely affect the character, or the historical, architectural or aesthetic interest or
value of the district.
B. Considerations
___ That the work proposed is compatible with the neighborhood.

We are re-submitting plans for the second story addition with modifications and some
new findings .
During discovery demolition and structural review the following things have been found :
:: House appears to have been originally framed to accommodate a future second
story.
:: Abandoned originally framed stairwell leading to the second floor (see photo)
Additionally we have made the following modifications:
:: Redesign of the upper level french doors to be consistent with the historical style of
the house
· · The two side dormer ridges have been lowered between 9 and 12 inches.
· · The front porch is being proposed to be restored to its original design.
