Required Findings ___ As required by Section 29.1 0.09030(e)(2) of the Town Code for the demolition of a single family residence (Preservation of historically or architecturally significant buildings) and the Secretary of Interior Standards of any historic structure. 1. The building is not associated with any events that have made a significant contribution to the Town. 2. No significant persons are associated with the site. 3. There are no distinctive characteristics of type, period or method of construction or representation of work of a master. 4. The structure does not yield information to Town history. 5. Structural integrity of the building. Required Considerations Sec. 29.80.290 . Standards for review. In evaluating applications, the deciding body shall consider the architectural style, design , arrangement, texture, materials and color, and any other pertinent factor s. Applications shall not be granted unless: On landmark sites, the proposed work will neither adversely affect the exterior architectural characteristics or other features of the landmark (and, where specified in the designating ordinance for a publicly owned landmark, its major interior architectural features) nor adversely affect the character of historical , architectural or aesthetic interest or value of the landmark and its site. 2 In historic districts , the proposed work will neither adversely affect the exterior architectural characteristics or other features of the property which is the subject of the application, nor adversely affect its relationship, in terms of harmony and appropriatenes s, with its surroundings, including neighboring structures, nor adversely affect the character, or the historical , architectural or aesthetic interest or value of the district. 3 For pre-1941 structures, the proposed work will neither adversely affect the exterior architectural characteristics or other features of the property which is the subject of the application. As evident on the Mulberry Easement Plotted (mine #22), the property is on a flag lot with the house being more than 140 feet away from Mulberry Dr vtew. I would like to request that my property to be removed from the Historic Preservation List. My request is based on the following facts : 1. The building is on the list because it is recorded as more than ninety years old. 2. There is no special character, no architectural value, and no historic significance about this building. It is not part of the heritage of the town ofLos Gatos. 3 . The building has gone through periodic remodel, re-configurations, demolitions , and partial additions. If there were any historic value or significance to the building, it's all gone (please see the pictures). 4. The previous owner of this building has used the property to raised farm animals such as 2 different types goats, ships, rabbits, turtle , chicken, and even a snake (please see the pictures). 5. The building is not habitable at this time. Any effort to remodel and upgrade this building would be very costly and not worth it. 6 . We propose to build an aesthetically pleasant, and contemporary residential building, that would enhance the quality and the property value of the neighborhood. The purpose of this inspection was to visually observe th e general structural condition of the buildings, identify structura l deficienci es, vu lnerabilities, and r eport the res ults with ou r conclus io ns and recomm e nd a tions. Please note that thi s report is solely based on v is ua l observ a ti o n and that no calculations or a nalyses have been made to ve rify the capability of any membe r t o res is t presc rib ed latera l o r vertical load in gs. Existing Buildings: The s ubj ect property is composed of two sepa ra te buildings. A t wo -st or y res idential a nd a de tached two -car garage. Both buildings are of wood framed structures wi th horizo ntal wood panel s iding. The first floor plan of the residence includes a living ro om , a kitchen, a bath and three s mall bedrooms. The second floor includes three bedrooms and a b ath. T here is a lso a balcon y on the re a r. The origina l construc ti on of th e b uildings mus t have been about ninety yea rs ago. s in ce the buildi ngs a rc li s ted in th e town of Los Gatos Hi s toric Preservation List. Field Observation: The buildings ap p ear to be in a n un safe and d eteriorate d condition. Due to the age of the b uildings a nd Jack of prope r main tenance for many years, the existi ng structure is in need of an upgrad e both for building loads and lateral loads. There are also s ign s of decay a t the base of the walls a nd exposed columns. The bu ildings do n ot have any pronounced lateral fo rc e resi s tin g system. C onclu si ons and recommendations The building structure is in bad condition. The cost of any effort to upgrade or remode l this bui lding would exceeds the cons tru ction of a new stru cture.in accordance with the current Californi a Building Code and the t own of Los Gatos ordinances. The garage wa ll s and frames need replacement. Un-reinforced concrete masonry blocks under rear exterior walls must be r eplaced . The entire stru cture must be analyzed as a unit and tied together accordingl y. It is our general consen s us that thi s structure is not sal vageable n or worth the s trengthening .
