The audience was invited to participate. VERBAL COMMUNICATIONS - None PUBLIC HEARINGS 1. 81 W. Main Street Conditional Use Permit Application U-19-016 Requesting approval of a modification to an existing Conditional Use Permit for expanded alcohol service and hours of operation for a restaurant (Zona Rosa) on property zoned C-2:LHP. APN 529-01-025. PROPERTY OWNER: Sue Farwell APPLICANT: Anna Pizzo PROJECT PLANNER: Ryan Safty Ryan Safty, Associate Planner, presented the staff report. Opened and closed Public Comment. VOTE: Motion passed unanimously. 2. 17045 Pine Avenue Architecture and Site Application S-19-021 Requesting approval for construction of a single-family residence on property zoned R-1:8. APN 529-20-011. PROPERTY OWNER: Carlos & Aiste Uribe APPLICANT: David Britt PROJECT PLANNER: Jennifer Armer Jennifer Armer, Senior Planner, presented the staff report. Opened Public Comment. John Housley He lives across the street from the subject site. He is concerned about privacy impacts to his house from the proposed project’s second story, the need for off -street parking spaces, and construction traffic impacts. During the last construction project on the street emergency vehicle access was blocked. Garrett Brown He lives at 17035 Pine Avenue. He is concerned about the small front setback, the accuracy of the front setback as depicted by the story poles, and parking impacts on the street. Carlos Uribe He is the applicant. The front setback is as proposed because he plans to build an accessory dwelling unit at the rear of the property, and the second story bedroom windows are deep set. Mike Rowe He is the architect. Construction can be done well. Accessory dwelling unit might be built before the main house. Second floor windows are set back from the front wall.
