The meeting was called to order at 10:02 a.m. by Chair Ma chado. ATTENDANCE Members Present : Sa lly Zarnowitz, Planning Manager Doug H arding, Fire Department Michael Ma chado, Building Official Mike Weisz, Associate Civil Engineer PUBLIC HEARINGS ITEM 1: 14942 Larga Vista Dri ve Architecture and Site Application S-16-040 Requesting approval for a techni ca l demolition of an ex isting sin g le-fa mil y res id ence and construction of a new single-family res id e nce on property zo ned RC. APN 527-17-009. PROPERTY OWNER: Bryan Rai sch (present) APPLICANT: Paul Belotti (present) PROJECT PLANNER: Jocelyn Puga (present) 1. Cha ir Machado opened the public hearing . 2. Staff gave report on proposed proj ect. 3. Applicant was introduced . 4. One member of the publi c was present. Joann e Chay ut was concerned a bout th e dead tree on the rear of the pro perty line . The applicant repli ed stating tha t the project will include the remo val of the dead tree . 5. Public hearin g closed. 6. Sally Zarnowitz moved to approve the application subj ect to the condi ti ons presented wi th the foll owing findings and consid erati o ns: FINDINGS Required finding for CEQA: T he project is Categori call y Exempt pursuant to the ado pted Guidelines for the Impl emen tat io n of the Californi a Environmenta l Quality Act, Secti on 15303: New Constructio n o r Co nvers ion of Small Structures. DRC Minutes July 12 , 2016 Page 2 Required compliance with Hillside Development Standards & Guidelines: The project is in compliance with the Hillside Development Standards and Guidelines for single- family residences in the Hillside Area. CONSIDERATIONS Required considerations in review of Architecture & Site applications: As required by Section 29.20.150 of the Town Code, the considerations in review of an Architecture and Site application were all made in reviewing this project. 7. Doug Harding seconded, motion passed unanimously. 8. Appeal rights were cited .
