SUMMARY MINUTES OF A REGULAR MEETING OF THE DEVELOPMENT REVIEW
COMMITTEE OF THE TOWN OF LOS GATOS FOR APRIL 5, 2016 HELD IN THE TOWN COUNCIL
CHAMBERS , CIVIC CENTER, 110 EAST MAIN STREET, LOS GATOS, CALIFORNIA.
The meeting was called to order at 10:05 a.m. by Chair Machado.

PUBLIC HEARINGS
ITEM 1: 1 0 Reservoir Road
Architecture and Site application S-11-088
Negative Declaration ND-07-06
Requesting approval of a grading permit for subdivision improvements on
property zoned R-1 :20. No significant environmental impacts have been identified
and a Mitigated Negative Declaration is recommended. APN 529-29-061.

1. Chair Machado opened the public hearing.
2. Staff gave report on proposed project.
3. Applicant was introduced.
4. Members of the public were present.
Tony Jean explained that undocumented fills is required to be removed and then replaced and
properly recompacted in order to proceed with the subdivi sion improvements of grading and
sewer line replacement.
Laura Howard, Gene Faucher, and F elix Steding were all concerned about the visual impact
of the project.
5. Public hearing closed.
6. Mike Weisz moved to approve the application subject to the conditions presented with the
following findings and considerations:

FINDINGS
Required finding for CEQA:
• No significant impacts have been identified as a result of the project and a Mitigated Negative
Declaration has been prepared.
CONSIDERATIONS
Section 29.20.150 -Required considerations in review of Architecture & Site applications:
As required by Section 29.20.150 of the Town Code, the considerations in review of an architecture
and site application were all made in reviewing this project.

ITEM 2: 460 Monterey A venue
Architecture and Site Application S-16-025
Requesting approval of a time extension for an approval to demolish a pre-1941
single-family residence and construct a new single-family residence with detached
garage on property zoned R-10 . APN 410-16-022.

The project is Categorically Exempt pursuant to Section 15303 of the State Environmental
Guidelines as adopted by the Town.
Required findings for a time extension:
• As required by Section 29 .20.325 of the Town Code for granting a time extension:

( 1) There are no legal impediments to granting a new application for the same approval
as the findings made by the Development Review Committee for the original
approval still stand, and there have been no changes to the Residential Design
Guidelines or Town Code that would affect the approval.
(2) There are no new facts concerning the proposed project and all conditions of
approval still apply.

Requesting approval of a grading permit on property zoned HR-5. APN 537-03-
078.

following findings and considerations:
FINDINGS:
Required findings for CEQA:
• The project is Categorically Exempt pursuant to the adopted Guidelines for the
Implementation of the California Environmental Quality Act, Section 1530: Existing
Facilities.
Compliance with Hillside Development Standards and Guidelines:
• The project is in compliance with the Hillside Development Standards and Guidelines for
single-family residences in the Hillside Area.
Complian_ce with Hillside Specific Plan
• The project is in compliance with the Hillside Specific Plan. The proposed development is
consistent with the development criteria included in the specific plan.
