SUMMARY MINUTES OF A REGULAR MEETING OF THE DEVELOPMENT REVIEW
COMMITTEE OF THE TOWN OF LOS GATOS FOR NOVEMBER 24,2015 HELD IN THE TOWN
COUNCIL CHAMBERS, CIVIC CENTER, II 0 EAST MAIN STREET, LOS GATOS, CALIFORNIA.
The meeting was called to order at 10:03 a.m. by Chair Machado.

Architecture and Site Application S-15-014
Requesting approval to construct an addition greater than 100 square feet to an
existing second story of a single-family residence and to obtain a grading permit
on property zoned R-1 :12. APN 409-25-014.
PROPERTY OWNER: Mr. and Mrs. Dan Hingle
APPLICANT: Flury Bryant Design Group
PROJECT PLANNER: Erin Walters
I. Chair Machado opened the public hearing.
2. Staff gave report on proposed project.
3. Applicant was introduced.
4. Members of the public were not present.
5. Public hearing closed.
6. Mike Weisz moved to approve the application subject to the conditions presented with the
following findings and considerations:
FINDINGS:
Required finding for CEQA:
The architecture and site application is Categorically Exempt pursuant to the adopted Guidelines for
the Implementation of the California Environmental Quality Act, Section 15303: New Construction
or Conversion of Small Structures.
Required Compliance with Residential Design Guidelines:
The second story addition is in compliance with the Residential Design Guidelines for single-family homes.
Required Compliance with Hillside Development Standards & Guidelines:

Parcels with an average slope of I 0% or greater outside of the Town of Los Gatos Hillside Area
which shall be governed by the Residential Design Guidelines and the following sections of the
Hillside Development Standards and Guidelines: Constraints Analysis and Site Selection excluding
the standards for the visibility from off site and ridge line view protection. Site Planning for: grading,
drainage, driveways and parking, geologic safety and Site Elements for Retaining Walls.
The second story addition and site work for the project are in compliance with the above stated
sections of the Hillside Specific Plan.
CONSIDERATIONS
Considerations in review of Architecture & Site applications:
As required by Section 29.20.150 of the Town Code, the considerations in review of an architecture
and site application were all made in reviewing this project.
7. Erin Walters seconded, motion passed unanimously.
8. Appeal rights were cited.
