The meeting was called to order at 9: I 0 a.m. by Chair Moseley. ATTENDANCE Members Present: Marni Moseley, Associate Plann er (Chair) Jo ce ly n Puga, Assistant Planner Mark Glendinning, Building Insp ec tor Mike Weisz, Associate Civil Engineer PUBLIC HEARINGS ITEM 1: I 00 Prospect A venue (Lots 4 and 1 0) Architecture and Site Applications S-I4-II 8 and 120 Requesting approval to construct new single-family homes on Lot 4 and Lot I 0 on property zoned R -1 :20. APN 529-44-005 . PROPERTY OWNER: SummerHill Prospect A venue LLC APPLICANT: Michael Keaney PROJECT PLANNER: Jocelyn Puga I. Chair Moseley opened the public heari ng. 2. Staff gave r eport on proposed projects. 3. Applicant was introduced. 4. Members of the public were present: Tom Spilsbury, 120 Co llege Avenue, had concerns regarding traffic issues along College A venue, Reservoir Road, and the roads within the general vicinity of the project. The combination of the existing residential uses and the recreational users of the trail along with the reduced street widths make for dangerous and frustrating driving conditions . Traffic calming measures should be considered. 5. Public hearing closed. 6. Mike Weisz mo ved to approve the application subject to the conditions presented with the following findings and considerations: FINDINGS Required finding for CEQA: • An Environmental Impact Report was prepared for the subdivision and was certified by the Town Council on March 24, 2014 and no further environmental analysis is required for the proposed Architecture and Site applications . Compliance with Hillside Development Standards & Guidelines: • The project is in compliance with the applicable sections of the Hillside Development Standards and Guidelines. Compliance with the Residential Design Guidelines: • The project is in compliance with the Town 's Residential Design Guidelines. CONSIDERATIONS Required considerations in review of applications: • As required by Section 29.20.150 of the Town Code, the considerations in review of an architecture and site application were all made in reviewing this project. 7. Mark Glendinning seconded, motion passed unanimously. 8. Appeal rights were cited. OTHER BUSINESS 2. 15500 Los Gatos Boulevard Building Permit Application B15-0717 Requesting approval of a parking lot modification permit on property zoned CH. APN 424- 14-035 . PROPERTY OWNER: Thomas Moore APPLICANT: Bryson Bums Construction PROJECT PLANNER: Mami Mosely Staff discussed the proposed parking lot modifications and no additional issues were presented.
