08-17-04 Minutes - DRC TOWN OF LOS GATOS 110 East Main Street, Los Gatos, CA 95032 (408) 354-6872 ----------------------------------------------------------------------------- --------------------------------------------- SUMMARY MINUTES OF A REGULAR MEETING OF THE DEVELOPMENT REVIEW COMMITTEE OF THE TOWN OF LOS GATOS FOR AUGUST 17, 2004 HELD IN THE TOWN COUNCIL CHAMBERS, CIVIC CENTER, 110 EAST MAIN STREET, LOS GATOS, CALIFORNIA. ----------------------------------------------------------------------------- --------------------------------------------- The meeting was called to order at 9:00 A.M. by Chair Baily. ATTENDANCE Members Present: Sandy Baily, Associate Planner Suzanne Davis, Associate Planner Julie Linney, Fire Department Anthony Ghiossi, Senior Building Inspector Fletcher Parsons, Associate Engineer Rachel Bacola, Planning Technician ITEM 1: 11 N. Santa Cruz Avenue Architecture and Site Application S-05-004 Requesting approval to install an awning on a commercial building on property zoned C-2:LHP. APN 510-44-077. PROPERTY OWNER: Louise B. Farwell APPLICANT: Peabody Fine Art Gallery Fletcher Parsons moved to approve the application subject to conditions. Anthony Ghiossi seconded, motion passed, unanimously. Appeal rights were cited. PUBLIC HEARING ITEM 2: 15461 National Avenue Architecture and Site Application S-05-011 Requesting approval to demolish a single family residence and to construct a new single family residence on property zoned R-1:8. APN 424-12-122. PROPERTY OWNER: Pheonix, LLC APPLICANT: Curtis Guerra 1. Chair Baily opened the public hearing. 2. Staff gave report on proposed project. 3. Applicant was introduced 4. Members of the public were present: Greg Green, neighbor, expressed concern about drainage and the existing on-site trailer. 5. Public hearing closed. 6. Fletcher Parsons moved to approve the application subject to the conditions presented (including modifications to meet the neighbor’s concerns) with the following findings and considerations: 1. As required by Section 29.20.150 of the Town Code for Architecture and Site applications. The considerations required by Sec. 29.20.150 of the Town Code were all made in reviewing this application. 2. As required by Section 29.10.09030(e) of the Town Code for the demolition of a single family residence: a. The Town's housing stock will be maintained in that the house will be replaced. b. The structure has no historic significance. c. The property owner has no desire to maintain the structure. d. The economic utility of the structure is in fair condition. 3. The application is Categorically Exempt from CEQA, Section 15303. 7. Anthony Ghiossi seconded, motion passed unanimously. 8. Appeal rights were cited. PUBLIC HEARING ITEM 3: 14300 Winchester Boulevard Architecture & Site Application S-04-47 Requesting Architecture and Site approval to construct two office buildings within an approved Planned Development on property zoned CM:PD. APN 424-32-068. PROPERTY OWNER/APPLICANT: Sobrato Development Companies 1. Chair Baily opened the public hearing. 2. Staff gave report on proposed project. 3. Applicant was not present. 4. Members of the public were not present. 5. Public hearing closed. 6. Suzanne Davis moved to approve the application subject to the conditions presented with the following findings and considerations: 1. As required by Section 29.20.150 of the Town Code for Architecture and Site applications. The considerations required by Sec. 29.20.150 of the Town Code were all made in reviewing this application. 2. Project is consistent with the certified EIR and the second addendum to the EIR. 7. Fletcher Parsons seconded, motion passed unanimously. 8. Appeal rights were cited. −3− ADJOURNMENT Meeting adjourned at 9:45 A.M.
