05-25-04 Minutes - DRC TOWN OF LOS GATOS 110 East Main Street, Los Gatos, CA 95032 (408) 354-6872 ----------------------------------------------------------------------------- --------------------------------------------- SUMMARY MINUTES OF A REGULAR MEETING OF THE DEVELOPMENT REVIEW COMMITTEE OF THE TOWN OF LOS GATOS FOR MAY 25, 2004 HELD IN THE TOWN COUNCIL CHAMBERS, CIVIC CENTER, 110 EAST MAIN STREET, LOS GATOS, CALIFORNIA. ----------------------------------------------------------------------------- --------------------------------------------- The meeting was called to order at 9:30 A.M. by Chair Baily. ATTENDANCE Members Present: Sandy Baily, Associate Planner Suzanne Davis, Associate Planner Julie Linney, Fire Department Anthony Ghiossi, Senior Building Inspector Fletcher Parsons, Associate Engineer PUBLIC HEARING ITEM 1: 14300 Winchester Boulevard Vesting Tentative Map Application M-04-8 Requesting approval of a tentative map to subdivide a 12.2 acre property into two lots on property zoned CM:PD. APN 424-32-068. PROPERTY OWNER/APPLICANT: Sobrato Development Companies 1. Chair Baily opened the public hearing. 2. Staff gave report on proposed project. 3. Applicant was introduced 4. Members of the public were not present: 5. Public hearing closed. 6. Parsons moved to approve the application subject to the conditions presented with the following findings and considerations: (1)That the proposed subdivision is Categorically Exempt, pursuant to Section 15315 of the California Environmental Quality Act; and (2)As required by Section 66474 of the State Subdivision Map Act, the following findings could not be made to deny the subdivision request: a. That the proposed map is not consistent with applicable general and specific plans as specified in Section 65451. b. That the design or improvement of the proposed subdivision is not consistent with applicable general and specific plans. c. That the site is not physically suitable for the type of development. d. That the site is not physically suitable for the proposed density of development. e. That the design of the subdivision or the proposed improvements are likely to cause substantial environmental damage or substantially and avoidably injure fish or wildlife or their habitat. f. That the design of the subdivision or type of improvements is likely to cause serious public health problems. g. That the design of the subdivision or the type of improvements will conflict with easements, acquired by the public at large, for access through or use of, property within the proposed subdivision. 7 Linney seconded, motion passed unanimously. 8 Appeal rights were cited. ITEM 2: 14595 Clearview Drive Architecture and Site Application S-04-026 Conditional Use Permit U-04-009 Requesting approval to expand the membership, provide outside seating for the restaurant and snack shop and to demolish an existing pro shop, to add onto and construct new outbuildings, expand and upgrade landscaping and parking facilities and to remodel and add onto an existing club house (La Rinconada Country Club) on properties zoned R-1:20 and RC and prezoned R-1:12.. PROPERTY OWNER: La Rinconada Property APPLICANT: Kenneth Rodrigues & Partners, Inc. Deemed incomplete by Planning Division. Does not need to return to Development Review Committee. Matter scheduled for Planning Commission meeting of June 9, 2004. ADJOURNMENT Meeting adjourned at 9:45 A.M.
