02-17-04 Minutes - DRC TOWN OF LOS GATOS 110 East Main Street, Los Gatos, CA 95032 (408) 354-6872 ----------------------------------------------------------------------------- --------------------------------------------- SUMMARY MINUTES OF A REGULAR MEETING OF THE DEVELOPMENT REVIEW COMMITTEE OF THE TOWN OF LOS GATOS FOR FEBRUARY 17, 2004 HELD IN THE TOWN COUNCIL CHAMBERS, CIVIC CENTER, 110 EAST MAIN STREET, LOS GATOS, CALIFORNIA. ----------------------------------------------------------------------------- --------------------------------------------- The meeting was called to order at 9:00 A.M. by Chair Baily. ATTENDANCE Sandy Baily, Associate Planner Fletcher Parsons, Associate Engineer Jason Mundy, Applicant PUBLIC HEARING: ITEM 1: 107 Belwood Gateway Architecture and Site Application S-04-25 Requesting approval to demolish a detached garage and to construct a new garage attached to an existing residence within the required sideyard setback on a nonconforming lot zoned R-1:10. APN 527-31-018. PROPERTY OWNER: Gloria Johnson APPLICANT: Paladin Design 1. Chair Baily opened the public hearing. 2. Staff gave report on proposed project. 3. Applicant was introduced. 4. No one from the public was present 5. Public hearing closed. 6. Chair Baily moved to approve the application subject to conditions, with the following findings: · As required by Section 29.20.150 of the Town Code for Architecture and Site applications. The considerations required by Sec. 29.20.150 of the Town Code were all made in reviewing this application. · As required by Section 29.10.265(3) of the Town Code for nonconforming lots. The proposed addition and its use is compatible with the neighborhood in that: 1. There are no detached garages in the neighborhood, 2. The detached garage is unstable and the architecture of the structure is unsympathetic to the existing house and is an eyesore to the neighborhood. 3. The proposed attached garage will improve the streetscape and will be more consistent with the other attached garages in the neighborhood. 4. The side setback of the proposed garage is skewed, and therefore, the proposed side yard setback will be less than what is existing. · The application is Categorically Exempt from CEQA, Section 15303. −3− 7. Parsons seconded motion passed unanimously. ADJOURNMENT Meeting adjourned at 9:15A.M.
