ATTENDANCE Members Present: Sandy Baily, Associate Planner Joel Paulson, Assistant Planner Jennifer Castillo, Assistant Planner Tim Boyer, Parks Department Trish Duarte, Senior Engineer Technician Melanie Chase, Fire Department Melissa Huang, Assistant Engineer ITEM 1: 25 Highland Avenue (Revised Plans) Architecture and Site Application S-01-6 Requesting approval to construct a detached structure over 450 square feet in area and a grading permit to restore the natural contour and improve drainage on properties zoned HR-2 ½. PROPERTY OWNER: Roger A. Smullen APPLICANT: Rebecca Dye and W. Henry Helbush Deemed complete. Notice of Intent to Approve will be mailed. ITEM 2: 227 Almendra Avenue a. Architecture and Site Application S-01-72 b. Conditional Use Permit U-01-16 Requesting approval to construct a new single family residence on property zoned O:LHP. PROPERTY OWNER\APPLICANT: Terry McElroy and Hanne Olotsen Deemed incomplete by Parks & Forestry and Planning Divisions. Must return to Development Review Committee. ITEM 3: 15753 Shady Lane (Lot 1) Architecture and Site Application S-01-71 Requesting approval to construct a new single family residence on property zoned HR-2 1/2. PROPERTY OWNER\APPLICANT: Shawn Hailey Deemed incomplete by Parks & Forestry, Engineering, Planning Division and the Fire Department. Must return to Development Review Committee. ITEM 4: 15753 Shady Lane (Lot 2) a. Architecture and Site Application S-01-70 b. Subdivision Application M-01-9 c. Negative Declaration ND-01-10 Requesting approval of a two lot subdivision and to construct a new single family residence on property zoned HR-2 ½. If no significant environmental impacts are identified as a result of this project, a Negative Declaration will be recommended and an Environmental Impact Report will not be required. ITEM 5: 484 Woodland Avenue Development Application DEV-97-008 Requesting approval of a General Plan Amendment to change the land use designation from Medium Density Residential to High Density Residential and a Planned Development to change the zoning designation from RMH to RM:5-20:PD to construct townhome units. PROPERTY OWNER: Malcolm and Margaret McNelly APPLICANT: Green Valley Corporation Deemed incomplete by Parks & Forestry, Engineering, Planning Division and the Fire Department. Must return to Development Review Committee.
