Attachment 07TOWN COUNCIL — September 19, 2017 REQUIRED FINDINGS FOR: 105 Newell Drive Planned Development Application PD-14-002 Mitigated Negative Declaration ND-16-002 Requesting approval of a Planned Development to rezone a property from R-1:12 to R-1:12:PD, demolish an existing building, and construct four single-ffamlly residences. APN 409-24-026. PROPERTY OWNER: Tango Pappa APPLICANT: Camargo & Associates Architects FINDINGS: CEQA: An Initial Study and Mitigated Negative Declaration were completed for the proposed development and no significant unmitigated impacts are associated with the application. The Mitigated Negative Declaration and Mitigation Monitoring and Reporting Program are adopted. Required consistency with the Town's General Plan: ® That the proposed Zone Change is consistent with the General Plan and its Elements in that the Planned Development overlay allows residential uses consistent with the property's zoning district. Required compliance with Residential Design Guidelines: ® The project, as conditioned, is in compliance with the Residential Design Guidelines. Required compliance with Hillside Development Standards & Guidelines: • The project is in compliance with the applicable sections of the Hillside Development Standards and Guidelines for Tots with slope over 10 percent, with the exception of and cut and fill depths, and continuous retaining wall length, which have been determined to be acceptable. Required consistency with Town's Housing Element: ® The project is consistent with the Town's Housing Element and addresses the Town's housing needs as identified in the Housing Element.
