RESOLUTION OF THE TOWN COUNCIL
OF THE TOWN OF LOS GATOS
CONCERNING PROPERTY LOCATED ON THE
NORTH SIDE OF LARK AVENUE AND EAST OF
LOS GATOS CREEK (APN 424-08-062, 16775 LARK AVENUE)
WHEREAS, the Town Council of the Town of Los Gatos determines that it is
necessary to establish certain development guidelines for future development of the 2.69
acre property north of Lark Avenue and east of the Los Gatos Creek.
WHEREAS, it is necessary to provide specific guidance to the property owner(s) as
to how this property may be developed.
WHEREAS, the General Plan states as a goal of the Town to maintain a choice of
housing opportunities by encouraging a variety of housing types or sizes, including a mixture
of ownership and rental housing,
RESOLVED, the Town Council hereby establishes the following guidelines for
development which do not guarantee approval of a project and will require a Zoning
Change and General Plan Amendment to be initiated by the property owner:
a. Development of the property for residential use within a density range of 10
to 20 units per acre;
b. Project design shall, by planned development, incorporate the Los Gatos
Creek and the riparian corridor as a primary focal point and accommodate
a pedestrian, bicycle, transit orientation for both bus and light rail access to
park and ride lot;
c. The development of said property is subject to the Town's Traffic Impact
Policy which requires the deciding body to make a finding of community
benefit. The burden is on the applicant to cite specific sections of the
General Plan that demonstrate the project's benefit to the Community which
outweighs the traffic impact. Compliance with the Town's regulations and
requirements do not provide justification for a finding of benefit.

day of June, 1991, by the following vote:
