ORDINANCE NO. 7758 <br />AN ORDINANCE OF THE COUNCIL OF THE TOWN OF LOS GATOS <br />ADDING A NEW CHAPTER 4.38 TO THE LOS GATOS ZONING ORDINANCE <br />REGULATING CONVERSION OF MOBILE HOME PARKS TO OTHER USES <br />THE TOWN COUNCIL OF THE TOWN OF LOS GATOS DOES ORDAIN AS FOLLOWS: <br />SECTION I. <br />MINI ON01 <br />The Town Council hereby does find and declare, that the following <br />conditions and circumstances exist within the Town of Los Gatos and that they <br />make necessary the regulations contained in this ordinance: <br />A. Within the Town of Los Gatos there are approximately 140 mobile homes <br />occupied for residential purposes in 2 mobile home parks. <br />B. The median age of the residents of such mobile homes is 59 years of <br />age, almost twice the median age of the residents of the Town as a <br />whole. <br />C. The mobile homes in Los Gatos are 70 percent owner occupied. Whereas, <br />the number of vacant spaces in mobile home parks in the Town of Los <br />Gatos is less than 5 percent. <br />D. Due to said circumstances, spaces in mobile home parks in the Town rep- <br />resent an important component of the housing stock of the Town, <br />especially for senior citizens and persons of low and moderate income. <br />E. Unless mitigation measures are undertaken, such conversions of mobile <br />home parks would have a substantial adverse economic effect upon their <br />occupants in terms of cost of relocation, scarcity of similar housing <br />
