In response to a Council Member's question regarding existing uses in the North Forty Specific
Plan area, page 2 -1 of the Draft Environmental Impact Report (DEIR) identifies that 17 acres of the
total 44 acres are developed, and the remaining 27 acres are in orchard/agricultural use. The
developed land uses include 32 houses, one gas station, and 60,000 sq. ft. of retail, medical offices,
eating and drinking establishments. Figure 4 in the DEIR has a diagram of the uses:

Subject: North 40 Phasing
Much has been written and debated about the North 40 development. One thing that has not been
discussed is the fate of the estimated 70+ residents that currently reside there. A few are
homeowners, but the majority are renters. Among these renters are children who attend LG
schools. Since schools have been a center of debate with regards to the North 40 development, it
seems that the fate of these students should also be discussed. When forced to relocate, there is
no guarantee that these children will be able to continue attending LG schools. What measures
can the Town Council take to insure the residents of the North 40 can remain in Los Gatos? Los
Gatos, while listed as one of the districts that have rent control, has no policy regarding the
relocation of displaced tenants. Will Los Gatos take into consideration California Code Section
7260 -7277 when considering the fate of the 70+ residents that will inevitably be displaced?
These 70+ residents are proud Los Gatans. These residents are families, young couples and
individuals. These residents are thoughtful and giving members of the community that live on
the North 40 because they love Los Gatos. When deciding what is best for the town and its
residents, the Town Council shood consider the 70+ residents that are being displaced, but who
wish to remain productive and contributing members of the town. What accommodations will the
Town Council put in place to make the transition for these residents an easy one, a respectful one
and less disruptive than it would otherwise be?

Town Council Members:
As a resident of the Town of Los Gatos, I am proud of the
cultural richness and diversity that our town has and
further seeks to maintain and enhance. My home sits very
near the North 40 property and I have been following the
progress closely. I respectfully request that you reread and
reflect on a few key statements from the "Vision of Los
Gatos" and the "General Plan ". It is the towns desire and
your elected responsibility to act upon these items outlined
below.
1. "Support of new development from surrounding residents
and property owners will be a major consideration during
any development review process."
2. "Residents expect all new development to fit into the
fabric of the community and demand that new businesses
enhance their high quality of life."
3. "Support an active business community that provides a
wide variety of goods and services and a broad range of
employment opportunities, minimizing the need to travel to
other communities;"
As a millennial or as a senior in Los Gatos, we should look
forward to the improved quality of life that the development
can provide like:
1. Walkable retail shopping and services (I love the concept
of the "market hall ")
2. Seated dining with Outdoor and Street Side options (live
entertainment options would also be a welcomed bonus)
3. A variety of small specialty and minimal mid -size
shopping and services (a Walmart Neighborhood or
Target, or similar or larger, DO NOT align with my wishes
or the Town's vision)
It's my understanding that, currently, there is a discussion
to provide less small retail shopping and more large scale
retail. I DO NOT want large scale retail buildings.
