ITEM 1: 18 N. SANTA CRUZ AVENUE
The Committee reconsidered plans to install a wireless telecommunication facility on a commercial building
zoned C-2:LHP. Drexel moved to continue the application to their meeting of October with the
following directions:
1. A flag pole is not recommended.
2. The applicant shall look at the possibility of incorporating their facility with the existing roof top
structure and improving the existing structure so it looks more historic.
Pacheco seconded, motion passed unanimously.
ITEM 2: 11 N. SANTA CRUZ AVENUE
The Committee considered a request to install an awning on a commercial building on property zoned C-2:LHP. Pacheco moved to recommend
approval of the application to the Development Review Committee, subject to the condition that the awning replicates the
awning shape of Pizza My Heart.
ITEM 3: 16230 SHANNON ROAD
The Committee considered a request 1) construct accessory structures over 450 square feet within the required
setback, and 2) remove and replace wall along Shannon Road on property zoned R-1:20:LHP.
Pacheco moved to recommend approval of the accessory structures to the Director of
Community Development subject to the following conditions:
1. For the second unit, create a shallower pitch roof over the wrap around porch and break the existing roof at
the building line.
2. For the garage, bring the structure in a foot on each side and add a track design header which visually ties
the two garage doors together. The applicant may extend the garage 1.5 feet to the rear.
3. For the cabana, the doors shall be similar to the doors on the proposed second unit.
3. Siding material shall be real wood, not a composite, laminated or fabricated wood product.
4. All windows and doors shall be wood. No snap in grids or grids inside the windows are permitted.
Simulated wood grids are acceptable (ie: one glass pack with grids applied by manufacturer to inside,
outside and between glass), to read as a true divided lite window. Vinyl clad windows are not permitted.
5. All window trim, window finish detail, corner boards, soffits, eaves, millwork and any other
detail shall match existing.
Drexel seconded, motion passed unanimously.
Pacheco moved to approve the wall subject to the condition that the wall shall be a series of columns interrupted
by a stone base with an iron top. The stone shall be in character
and age of the property. The stone shall match the wall at the rear
of the property. Drexel seconded, motion passed unanimously.
ITEM 4: 16900 ROBERTS ROAD
The Committee considered a request to demolish a nonhistoric residence attached to a pre-1941 secondary
dwelling unit and to construct a new attached residence. Drexel moved to continue the matter with the
following comments/directions:
1. The addition is too massive.
2. The proposed front house doesn’t relate to the existing house.
3. The size and scale of the historic house should be replicated.
4. If a two story element is proposed, it should be placed at the rear of the lot and connected where the original house is and a first
story element should be at the front with a courtyard in the center.
5. The second story should not appear massive. Do not put a box on top of a box.
6. The front door should be at the front elevation.
7. Need to look at how the parking would work with the redesign.
Pacheco seconded, motion passed unanimously.
ITEM 5: OTHER BUSINESS
a. 15 Jackson Street - The Committee considered preliminary plans to raise a pre-1941 single
family residence and put a new floor underneath. The Committee stated that although a
lot of gingerbread has been added, the house is historic. The architectural additions can
be removed. The Committee agreed that the house at 12 Jackson Street was a good
example to follow.
b. Pre-1941 Design Guidelines - Baily informed the Committee that it is anticapated that the design
guidelines will be started to be worked on in the fall. Matter will be continued to each meeting to
allow members to add to the list of what needs to looked at when the guidelines are revised.
