AN ORDINANCE OF THE TOWN OF LOS GATOS AMENDING
`CHE�ZONING ORDiNANCE"EFFECTING ZONE CHANGE
NO. 1 35_ FROM CM AND R- M:5-12 TO CM -PD.
The Town Council of the Town of Los Gatos does ordain as follows:
SECTION 1.
The Zoning Ordinance of the Town of Los Gatos is hereby amended
to change the zoning of the property shown on the map which is
attached hereto and is a part of this Ordinance from CM (Controlled
Manufacturing) and R-M:5-12.(Mult1ple Family Residential, 5-12
dwelling units per net acre) to.CM -PD (Controlled Manufacturing -`
Planned Development).
SECT I O;N 2.
Uses and Improvements Authorized
The PD (Planned Development Combining) Zone established by this
Ordinance authorizes development on the above described real property
of an industrial park consisting of eight industrial buildings, Los
Gatos Creek trail improvements, loop street and cul- de-sac Improve-
ments and related landscaping, vehicular parking and other improve-
ments shown and required on the "Official Development Plan" on file
with the Town Clerk and Planning:Department. Permitted uses within
the industrial park are as specified by Article 16, Section 16.4 of
the Zoning Ordinance and /or whatevef may be added or deleted in the
future for the CM Zone, plus on -sale restaurants.
SECTION 3.
Official Development Plan
Prior to the issuance of any permits in compliance with the
"Official Development Plan" hereby approved, precise plans shall
be submitted to and approved by the Planning Commission of the
Town of Los Gatos pursuant to Section 20.11 of Ordinance 867.
d. Construction of railroad crossing and crossing pro-
tection at the entrance of Winchester Boulevard.
e. Construction of temporary .emergency vehicle access
to Charter Oaks Drive.
f. Construction of paved cul- de-sac bulb and permanent
portion of emergency vehicle access at the terminus
of Charter Oaks Drive.
g. Installation of landscape screen along south
property line.
Phase 2:
Construction of Building No. 3 (including support
parking and landscaping).
Phase 3:
a. Construction of Building No. 5 (inc,luding support
parking and landscaping).
b. Installation of - permanent street, imp,roveme,nts con -
necting to the permanent emergency vehicle access.
Phase 4:
Construction of Building No. 6 (including support
parking and landscaping).
Phase ,:
Construction of Building Ho. 4 (including support
parking ' ,and landscaping) .
Phase 6:
a. Construction of Building No. 2 (including support
parking and landscaping).
b. Construction of the remainder of the loop street
improvements.
Phase 7
Construction of Building No. 7 (including support
parking and landscaping).

10. That building lighting be shielded from the adjoining
Charter Oaks Development.
11. That precise plans indicate a sidewalk circulation
pattern to promote both parking - lot -to— building access
and building -to- building access.
12. That the project be completed with only one -story
buildings, not to exceed 20 feet high to the parapet
(roof mounted mechanical equipment excepted).
13,. That the performance standards of the CM District be
applicable as minimum requirements.
14. That this approval specifically-excludes-approval of any
architectural treatment; specifically directing the
attention of the Architecture and Site Committee to the
Winchester Boulevard frontage for speci:eil architectural
and landscaping treatment.
15.. That the landsca „pe,screen treatment along the south
property line be extended along the emergency access to
the cul -de -sac. oh.Ch�arter Oaks Drive, and that the land-
scape material be o sufficient size and spacing to in-
sure a solid visual screen by the completion of tide pro -
j ec.t .
16. That the following dedications and improvements be com-
pleted as established during precise plan review:
a. Phase 1
(1) Public street improvements across.the Winchester
Boulevard frontage (from the projection of the
northerly line of the property to the projection
of the southerly line of the property).
(2) Public street improvements, including street
access to Building 1 railroad crossing and
crossing projection, emergency vehicle connection
to Charter Oaks,'the Charter Oaks cul -de -sac bulb.
b. Phase 3
(1) Public street improvements to connect the entrance
road to the permanent emergency vehicle..access
to Charter Oaks. '
The above and foregoing Ordinance was duly and regularly
introduced at a meeting of the Town Council of the Town of Los
Gatos held on the 7th day of July _, 1975.
PASSED AND ADOPTED as an Ordinance of the Town of Los Gatos,
California, at a regular meeting of the Town Council held on the
21st day of July 1975, by the following vote:
