Attached is a letter from a concerned neighbor regarding 1) a potential nuisance to their house due to the
proposed roadway to and from the development being directly in front of their house and 2) concern of
how access to the Huddle property, which is not part of the proposed PD, will be accessed (Exhibit 16).
As stated in the original report, as vehicles leave the subject site and approach Placer Oaks Road when it
is dark, their headlights could illuminate the existing residence to the north of the project street at Placer
Oaks Road. Realignment of the project street westward at this intersection is possible but would impact a
large oak tree. If the Conunission finds merit in removing the tree, the applicant is willing to realign the
road.
As for the potential for future development to the middle property which is part of the existing PD, the
proposed development is designed to not allow future connection to this property.

This letter is written to express our concerns and disapproval of the subdivision as
currently proposed.
The request for down zoning from high density residential to single family homes has
prompted the reopening of currently abandoned access road from Placer Oaks. As
proposed this road is to be repositioned facing the living room area of our house
creating an undue nuisance, especially in the evening hours with hi powered head
lights of automobiles shinning into the house. This is unacceptable.
A better alternative is to shift this roadway 25+/- feet to the west to align with Frank
Avenue creating more of an intersection. This would require the removal of Oak tree
(#2) marked to remain by the town arborist. tt should be noted this tree is growing at a
45 degree angle and it's only a matter of time and a strong winter storm that will most
likely blow this tree down. (See attactted photos) -n fact, a much Larger Oak tree some
35-40 feet east of this Oak tree #2 toppled over on New Year's Day five or six years
ago.
Our other issue is that now only two of the three undeveloped parcels of land are
involved. What happens to the remaining two- acxe parcel that is land locked? In the
future when this parcel is considered for deve{apment, what is to prevent additional
traffic from that land- locked parcel onto Placer Oaks?
We respedfially request that the planning commissioners visit our property before
making any recommendation on this proposal.
