THE Tav,7N COUNCIL OF TIC TOWN OF LOS GATOS DOES OIRDAIN AS FOLLOWS : SECTION ONE: Section 3.00, :DISTRICTS, of Ordinance No. 392 is hereby repealed. ;SECTION TWO: A new section is hereby added to Ordinance No. 392 as follows: Section 3.00 DISTRICTS: In order to carry out the purpose and provisions of this ordinance, the Town is hereby divided into districts mown as: FULL NAME SHORT NAME "IvT " Watershed District n District `Rl Single-family District 6"Rl" District `RD Tcao-family District "ID" District R2 'Multiple-family District `312 District "R3'.. Multiple-family District "R,3 District ,Cl" Neighborhood Commercial "Cl"" District District - CC 'l.iV_C' Center District C"u District "C2" General Commercial District "C2'.` District `CM'° Controlled Manufacturing "C14" District District "Ml"' Light Industrial District "Mi" District "1,12`' Leavy Industrial District `Ii-V District :SECT ION THPREE. The following new s ection s are hereby added to Ordinance No. 392: Sect ion 29.00 "'W` `4 atershed D stri ct Sect ion 29.01 This zoning district class ification is intended to be applied in the mountains and in hilly watershed -1- areas in which light agriculture and grazing are desirable uses, in which non-intensive recreation is a secondary use, and in which protection of the watershed lands from fire, pollution, erosion and other detrimental effects is essential to the public safety and general welfare. Section 29.02 The following regulations shall apply in all c°W" watershed Districts. Section 29.03 Uses Permitted (a) T,,Tatersheds,'dams, reservoirs, pipes, flumes, conduits, wells, pumps and all other uses required for the operation of public utilities engaged in the business of developing and supplying water to the public for domestic and other lawful water uses, including all structures, buildings and machinery necessary or convenient thereto, and the housing of personnel necessary or convenient to carry on all of said operations, and the protection of said lands and the water thereon from pollution and contaminations (b) One family dwellings, private farm build- ings, accessory buildings and uses and home occupations, (c) Crop and tree farming, grazing, animal husbandry (but not including dairies and hog farms), nurseries and greenhouses for the propagation of plants, truck garden- ing, apiaries and botanical gardens. -2- Section 29.04 The following uses to be permitted upon obtaining a conditional use permit from the Planning Commission: (a) Publicly owned parks, public play- grounds and golf courses with standard length fairways, hospitals, churches and schools; (b) Utility substations, and transmission lines and facilities; (c) Golf courses and country clubs, riding clubs, gun clubs, picnic grounds, stables and riding academies, heliports. Section 29.04.01 Before.granting any Conditional Use Permit the Planning Commission and the Council shall find all of the following: (a) That the proposed use is appropriate and desirable at the location proposed; (b) That the proposed use will enhance and preserve the open space, natural beauty, or historic quality of the land being used for such use, and of the surrounding area; (c) That the proposed use will not subject the area to the hazards of fire, water pollution, erosion or other detrimental effects. Section 29.05 Minimum Lot Area: 10 acres. Section 29.06 Minimum Front Yard: 50 feet. Section 29.07 Minimum Side Yard: 35 feet. Section 29.08 Minimum Rear Yard: 50 feet. Section 29.09 Minimum dimension on any side: 500 feet. -3- y < 1/ Section 29.10 Maximum building coverage: 20 percent. Section 29.11 Minimum Vehicle Parking: One parking space for each dwelling unit. Adequate vehicle parking, loading and unloading zones shall be provided for uses other than dwellings, sufficient to keep all automobile parking clear of streets and roads. Section 29.12 Maximum Binding Height: 20 feet. SECTION FOUR. This Ordinance shall take effect and be in force thirty (30) days from and after date of its passage and before the expiration of fifteen (15) days after its passage it shall be published once with the names of the members voting for and against the same in the LOS GATOS TIMES-SARATOGA OBSERVER, a newspaper published in the Town of Los Gatos.
