BEING AN ORDINANCE OF THE TOWN OF LOS GATOS, AMEND- ING ORDINANCE NO. 392 DESIGNATED AS THE ZONING 'OR,DI_ N<ANCE Or SAID TOWN BY AMENDING SECTION 3.00 THEREOF": AND BY ADDING TO SAID ORDINANCE NO. 392 A NEW SECTION TO DE KNOWN AS SECTION 28.00 WHICH SECTION ESTABLISHES A NEW ZONING DISTRICT AND. PPE SCRIBES USES Or LAND AND BUILDINGS AND OTHER REGULATIONS. THE TOWN COUNCIL OF" THE.TOWN OF LOS GATOS DOES ORDAIN AS FOLLOWS: SECTION ONE. Section 3.001 DISTRICTS, of Ordinance no. 392 is hereby repealed. SECTION TWO.. A new section is hereby added to Ordinance No. 392 as follows:.., section 3`.00 DISTRICTS: In 'order to carry _ out the purpose and provisions of this ordinance, the Town is hereby divided into districts, known as: FULL NAME SHORT NAME "RI" Single-family District "RI" District "RD" Two-family District "RD" District "R2Multiple-family District "R21" District "R3" Multiple-family District "R3" District "Cl" 'Neighborhood Commercial District "Cl " District "CC" Civic Center District "CC" District CGGeneral Commercial District "C'2" District "CM" Controlled. Manufacturing District CI M" "MILight Industrial Di-trict `MIDistrict ""M2"' Heavy 'Industrial District "M2" District SECTION THREE. The following new sections are hereby add- ed to Ordinance No. 392: Section 28.00 "RD'* Two-family District Section 28.01 USE : The following regulations shall apply in, the "RD" Two-family District Section 28.02 No building, structure or land shall be used and no building or structure shall be hereafter erected, structurally altered or enlarged, except for the following uses: Section 28.03 Any use permitted in an "RI" Single-- Family District under the same terms and conditions as provided in Section 4®06a Section 28.04 Two-family dwelling. Section. 28.35 Transitional uses 'shall be permitted in the "RD" District where the side.of;a lot abuts upon the side of a lot in a "C" or "M" District, provided such transitional use does. not .extend more than. one hundred (100) feet from the boundary of the less restricted district which it adjoins, as follows ; (a) :Multiple-family dwelling under the same terms and conditions as provided,in Section 5.16 of construction as to be harmonious with the residential character of the areas (c) public parking area or loading area when located and developed as required in..Section 15.02.2. (d) Uses customarily incident to any of the above uses - Same as "RI" District. (e) Accessory Buildings Same as "RI" District. (f) flame plates and signs - Same as "RI" District, Section 28.06 AUTOMOBILE PARKING: Not less than one (1) permanently maintained parking space shall be provided for each dwelling unit. Such space shall be on the same lot with this ordinance, except that the minimum lot area for a two--family dwelling shall not be less than seven thousand (7,000) square feet, and the minimum width of such lot shall not be less than sixty (60) feet. (b) professional office, providing such use is conducted within a building of such appearance and 2 - R the dwelling. Such parking space shall be not less than ten (10) feet wide and twenty (20) feet long with adequate provision for ingress and egress. No driveway shall be less than (10) feet in width. All parking areas shall be improved as provided in Section 15.02.1. Section 28.07 HEIGHT: One story or fifteen (15) feet; provided however that this requirement may be -waived to permit a- two (2) story building height upon the securing of a conditional use permit in accordance with the procedure pro- vided in Section. 18.00 of this ordinance. Section. 28-08 AREA No building or structure shall hereafter be erected or enlarged unless the following yards and lot areas are provided and. maintained in connection with such building, structure or enlargement (a) Front yarn: Twenty (20) feet. (b) Side yards... Same as. required in "RI" District (c) Rear .yard; Same a. s_ required in I District (d) Lot Area Every lot shall.h.ave a minimum width of six;-y (S0)- feet and a minimum area of seven thousand (711 (BOO) square feet Section 28.09 MAXIMtAlMAIN BUILDING COVERAGE* Forty percent (40%) of lot area SECTION FOUR.
