ORDINANCE NO. 1520 <br />AN ORDINANCE OF THE TOWN OF LOS GATOS AMENDING <br />THE ZONING ORDINANCE AFFECTING ZONE CHANGE <br />NO. 56 FROM R- 1:20,000 to R- 1:20,000 -PD <br />THE TOWN COUNCIL OF THE TOWN OF LOS GATOS ORDAINS: <br />SECTION I. <br />The Zoning Ordinance of the Town of Los Gatos is hereby amended to change the <br />zoning of the property shown on the map which is attached hereto marked Exhibit A <br />and is a part of this ordinance, from R- 1:20,000 (Single Family Residential, <br />20,000 square foot minimum lot size) to R- 1:2b,000 -PD (Single Family Residential, <br />20,000 square foot minimum lot size - Planned Development), 8.77 net acres of <br />property located near the southeast corner of Pollard Road and Quito Road. <br />SECTION II. <br />The PD (Planned Development Overlay) zone established by this ordinance authorizes <br />the following construction and use of improvements: <br />1. Forty (40), two -story dwelling units including four (4) Below Market Price <br />Units, for eventual sale as planned development units (as defined in the <br />Business and Professions Code Section 11003) and one existing dwelling <br />unit. <br />2. Swimming pool with accessory structure as required to enclose pool <br />equipment and maintenance equipment. Pool shall be for the use of <br />residents and their guests only. <br />3. Landscaping, parking, and other improvements shown and required on the <br />Official Development Plan. <br />4. Uses permitted are those specified in the R -1 (Single Family Residential) <br />zone by Sections 4.26.020 (Permitted Uses) and 4.26.030 (Conditional <br />Uses) of the Zoning Ordinance, as those sections exist at the time of <br />the adoption of this ordinance, or as may be amended in the future. <br />However, no use listed in Section 4.26.030 is allowed unless specifically <br />authorized by this ordinance, or by conditional use permit. <br />SECTION III. <br />Compliance With Other Development Standards <br />All general provisions in Article 3 of the Zoning Ordinance apply, and the provi- <br />sions of Chapter 4.10 of the Zoning Ordinance apply except when the Official <br />Development Plan specifically shows otherwise. <br />SECTION IV. <br />No construction permits shall issue in a manner not complying with the requirements <br />of Section 4.82.120 of the Zoning Ordinance. <br />SECTION V. <br />Official Development Plan <br />The Official Development Plan for this Planned Development Overlay Zone consists <br />
